4 Reasons People Love Irvine Terrace

In Irvine Terrace, you can “live where you play”

Irvine Terrace is a vibrant community in Corona del Mar (CDM), comprised of some of the most desirable Newport Beach real estate. In 1953, Macco Corporation developed the “Old Terrace” as a mid-century-modern housing tract, where Macco’s brochure invited buyers to “live where you play.”

In recent times, most of the homes have been updated, remodeled, or leveled and rebuilt, transforming the neighborhood into a more eclectic, upscale community. Now that Irvine Terrace has “grown up,” what do people love the most about it?

Ideal Seaside Locale

Situated on the seaward side of Coast Highway—flanked by Newport Harbor and Balboa Island to the west, Newport Center to the east, and CdM Village to the south—Irvine Terrace is in close proximity to other affluent communities, luxury amenities & services, with local attractions. The adjacent Irvine Terrace Park offers open spaces for jogging, picnicking, and a playground for kids—all overlooking The Pacific. Plus, Coast Highway is right there, linking the community to seaside towns and resorts throughout coastal California.

Homes on Terraced Lots with a View

Back in the day, when grading began on the "Old Terrace" land, the developers created tiered streets, providing many properties with breathtaking views of Balboa Island, Newport Harbor, and Catalina Island, as well as unobstructed sea breezes. With building codes still in effect, homeowners enjoy the same views today, even though the number of homes has grown to approximately 390. Currently, the median price for the mostly three- to four-bedroom homes is around $6 million—a fair value for a prime location.

Education and Recreation for All Ages

The Newport Mesa Unified School District offers highly ranked facilities such as Abraham Lincoln Elementary and Corona del Mar High School (the latter known for its state-of-the-art performing arts center). Newport Beach offers many private schools too, including Our Lady Queen of Angels, Newport Christian School, and Carden Hall. When not in class, youth can register for sports classes, summer camps, and more through the City of Newport Beach, which also provides recreational programs for adults and seniors.

Diverse Attractions and Events

This is where “live where you play” applies, with the Newport Beach area providing possibilities year-round for every age and interest. With the option to buy a house anywhere, rarely do you find a location like this with so much to do. Sports for the kids, educational events, arades (like the Newport Beach Christmas Boat Parade), food festivals, music concerts, sidewalk cafés, designer boutiques, garden tours—the list goes on. Irvine Terrace is where the action is, yet developed, serene, and a lifestyle conducive to active retirement living. As long as you reside in this area, you will continuously discover the major attractions and hidden gems that make people love to live here.
